Commission Approves The Preserve’s Major Design Review

RANCHO CORDOVA, CA (MPG) - The short April 24 Rancho Cordova Planning Commission meeting focused on approving the major design review for Lennar Homes’ The Preserve. The project is CEQA (California Environmental Quality Act) exempt. Its tentative subdivision map was approved in April 2022.

The Preserve is located north of Edington Drive and west of Raymer Way on 99.9 acres. The property owner is Family Real Property LP., and TDW Enterprises LP, Sacramento.

The development contains 440 finished lots and 12 floor plans. Entrances will run through Raymer Road, Thornburg Way and Eddington Drive. 

It was given a low-density designation, 2.1:6 dwellings per acre, according to Chance Finley-Ross, assistant planner. Of the three residential setting styles, the Cion Collection is the smallest of the residences and has 172 lots at 45 feet by 90 feet, and 1,800 to 2,000 square feet. Cobalt, the largest of the residences, has 133 lots at 55 feet by 105 feet and 2,700 to 3,400 square feet. The Azure Collection has 135 parcels at 45 feet by 105 feet and the medium-size lots between 1,700 to 2,600 square feet.

The proposal includes four plan types and three architectural styles for each plan.

Commissioners Leroy Tripette and Surender Devarapalli had questions on two lots in the area designated Lots 80 and two final streets adjacent to other styled housing nearby, asking if those would visually seem “juxtaposed?”  Planner Finley-Ross indicated “most likely not” and went over the effects of the heights of the residences and layouts on those streets and indicated there should be no problem with the lot numbers given their locations.

Upon Commissioner Robert McGarvey’s motion to approve the design review, it unanimously passed with four votes. Commissioner Lee Frechette was absent.

It was reported to the Commission that City Council is anticipated to choose two at-large Planning Commission members at its May 8 meeting.  Once sworn in, they can attend Planning Commission meetings and receive one-on-one training.

It was also reported that Rancho Cordova City Council will consider cancelling the June 12 meeting, because the National League of Cities will convene in Rancho Cordova that week. Many events will be coordinated around that week. City Council will keep the June 26 meeting on the calendar.
